I wouldn't go to a fortune teller, and I won't pay $3500 for software that shows me how to prepay my mortgage. I can pay pennies on the dollar for software that will generate any number of amortization tables showing the impact of variable amounts of payoff and all the benefits.

Many financial advisers recommend paying the mortgage off last, focusing on all the higher rate interest accounts first - bank cards, store accounts, car loans, etc. The only loans with a lower priority for payoff is those loans with lower interest rates than the mortgage, such as government-backed student loans.

I've yet to see one UFF post that made any mention of paying off the high-interest credit cards, store accounts, etc. Just the mortgage w/HELOC has been the focus of all the UFF promoters.

All those average Joe's with $5000 to $30,000 in higher-interest bank cards would benefit more by accelerating the card payoff first, as those "average" cardholders are often paying only 2% of the principal debt each month. The $100+ interest charges monthly per typical account eat up the discretionary income faster than the home mortgage interest that is deductible.

So why no mention on getting rid of credit card debt first???

That is totally ridiculous. My Sub-chapter S corporation buys my business vehicle. Using a HELOC to finance the vehicle purchase would be mixing personal with business funds. The corporation purchases the vehicle, and 100% of the interest is deductible against the corporate income. Mixing in the HELOC could have tax consequences that would cost me money in the long run.

May be just the ticket for Average Joe. If I was average, my home business success over the last 24 years probably wouldn't be near what it is. I'll let others claim the bragging rights to "Average".
